2. Appoint architect / PMC
Define feasibility, design, sanction, tender and monitoring responsibilities in writing before relying on development numbers.
3. Move through sanctions
Prepare the applicable development proposal, obtain required NOCs / sanctions, CC stages, construction compliance and finally OC / handover.
Keep calculation and permission separate.
A high FSI number is not the same as a sanctioned, buildable project.
Confirm who owns / leases the land and what legal route is available.
Plot area, road width, reservations, existing built-up area, access, height and other constraints.
Architect/PMC determines the applicable regulation and development potential rather than using a generic city multiplier.
Complete the applicable society, legal and professional appointment process before binding commercial commitments.
Submit through the applicable authority process with licensed professionals and supporting documents.
Commence only in accordance with sanctioned permissions and stage conditions.
Close statutory, member/allottee and property-handover obligations with records.
