Architect-led submission, authority scrutiny, applicable NOCs, CC, construction compliance, completion and OC.
Use the same discipline as Mumbai and Navi Mumbai.
Rulebook, authority and project model must be identified before commercial commitments.
Land records, society / owner status, sanctioned plans, existing built-up area and access.
Confirm the applicable planning authority and current UDCPR / local development-control conditions.
Calculate development potential and test whether it can physically fit the site and approval constraints.
Select developer-led, self-redevelopment, JV or own-project route and document the rights / obligations.
Do not confuse feasibility with approval. Build only to sanctioned permissions and conditions.
Complete authority, purchaser/member, society and property-document closure.
