From purchasers to a functioning cooperative body
- Identify the applicable cooperative-housing-society registration route.
- Prepare member / purchaser and property information required by the registering authority.
- Complete registration, governance and statutory record setup.
- Receive / organise building, common-area, accounts and maintenance records on handover.
- Keep the registration certificate, bye-laws, member register and property records in one controlled data room.
Conveyance
Move title into the Society's legal control
- Check whether a registered conveyance already exists.
- Compare conveyance description with actual land / building / property records.
- If the promoter / landowner has not completed conveyance, assess the deemed-conveyance route.
- Update related land / property records after the applicable order / instrument.
- Resolve title gaps before treating redevelopment rights as simple or undisputed.
Developer / promoter handover
Plan the final handover from Day 1.
A project is not fully closed merely because purchasers received keys.

Complete the applicable formation and member records.
02Project records
Sanction plans, OC, warranties, as-builts, consultant / service documents.
03Accounts & common assets
Hand over common-area, maintenance and financial records as applicable.
04Conveyance / title
Complete the applicable title-transfer route instead of leaving a future redevelopment problem.
Do not assume: society registration automatically means land title has been conveyed. These are different legal steps. Verify the actual registered instruments and land / property records.
